Decisions! Decisions! Decisions!

When buying and/or selling a house there really are lots of  important decisions to make. Finding the right house for a start. Not an easy task! What else?  Schools, mortgages, estate agents, solicitors, surveyors, insurance, removals, etc. etc.

A key decision is choosing the solicitor who will act for you and guide you through the process.  This is after all one of the most important purchases you will make.  It can also be a very stressful time.

How often have you heard friends and colleagues   complaining about their solicitors during the conveyancing process?  That they are too slow, too expensive, they never return my calls, and so on…’. It is surprising how often the decision seems to be really quite random or  based on price alone.  Price is of course important but so is getting the job done promptly  and efficiently.

Over the years here at Tees, we have seen many apparently simple residential conveyances become unexpectedly more complicated. Each time we’ve been able to sort them out for our clients to keep the extra time and cost to a minimum.  Complications that can occur include rights of way issues,  boundary disputes,  infringement of planning regulations and breaches of covenants. 

One such example was a client we had who was buying an expensive  first floor  apartment in a prestigious part of London. It was one of two apartments in a large Victorian house. A selling point was the impressively converted loft but unfortunately  it was not included in the ownership of the apartment! We resolved the problem  by agreeing with the landlords  a deed of variation of the lease to include the loft in the ownership of the apartment. There was a cost but this had to be paid by the sellers.

Make sure you choose a solicitor who is going to  identify any problems at the outset and take  prompt action to ensure things are resolved with  a minimum of fuss and delay.
