How can I help you?

I am a commercial property associate based in both our Bishop's Stortford office and Saffron Walden office. The best way to explain what I do is to give you some examples of the transactions I am working on currently. I recently completed the purchase of a pub in London with development potential on part of the site. The acquisition was not dependent on planning permission. I then helped the client to negotiate the Section 106 Agreement with the Local Authority and the infrastructure agreements with the utility suppliers. 

Having obtained planning permission, the client then asked me to help him to take out a commercial mortgage with one of the major high street lenders to finance the build cost of the development (5 residential units and one commercial office unit) using the site as security for the loan. This aspect included obtaining letters of appointment and collateral warranties from the construction team with design responsibilities and satisfying the bank’s very detailed criteria. 

Part of the site is currently being developed and my next task is to prepare sales packs for the sales of the individual plots. 

The client has also instructed me in the sale of the pub and the business as a going concern. Owing to the complexity of the transaction and the number of parties involved, I have been in daily telephone contact with the client. 

I am also currently acting on the sale of a high street shop with residential accommodation above and to the rear with vacant possession of the whole. Ensuring vacant possession has entailed serving the correct notices and liaising closely with the tenants and their solicitors. The client’s title is unregistered which makes it much more complicated to deal with than registered title and down the years various tenants have registered their leases at Land Registry so the sale has involved significantly tidying up the client’s title and readying if for sale. 

I am also working for various clients at the moment in taking or granting new leases of commercial premises in and around the local area including shops, offices, warehouses, offices and industrial units. Because, I regularly act on transactions for both landlords and tenants I have developed a good feel for what is and is not negotiable in agreeing lease documents which saves clients both time and money in the long run. 


Delivering what you really need

Some clients want to transact business over the telephone or via email while others want to do it in person or by post. Some clients want to understand the legal issues involved in detail while others are happy to leave me to deal with the legal issues on my own without requiring much input from them. I make sure I provide you with the level of advice you want in the way you want it. 

My clients can easily get hold of me and know that I will deal with all of the property related aspects of their business. I will retain direct control over your at all times. 

One of my other guiding principles as a solicitor is to make sure that whenever a client has a legal problem I offer as many solutions to it as I can which are both legally sound but which most importantly of all are practical. In my experience, few solutions to legal problems are ideal (they usually have some hitch or snag which makes them undesirable in some way) so I see it as my role to help clients make the best decision they can in their particular circumstances. 

I also think that when people buy from solicitors what they are buying is the benefit of the solicitor’s judgement and experience. My clients can rely upon me to use my experience to tell them how I think a particular situation might unfold and their best options, not just all their options.


What else should you know?

Besides having a masters degree (which sounds all well and good) I am also the son of a property developer and builder. Having spent many school holidays helping him out on building sites and so I do have an understanding of the practical side of buildings and development. Most importantly that experience taught me to find solutions that are practical, helpful and genuinely implementable.
