Tees advises Ziegler UK Limited on new large scale warehouse

Tees has advised a leading global logistics service provider on the new lease of a super hub at DP World’s London Gateway Logistics Park, the c. 500,000 square foot area consists of a huge warehouse and office space; a deal where the rent over the term of the lease will exceed £50m.

The move marks a significant milestone in Ziegler’s journey to reshape the landscape of multimodal freight logistics, allowing them more space to manoeuvre their road, air, and ocean freight business.

With 55,000 pallet racking spaces, an optimised loading dock, and 37 docking bays, the landmark move was aided by Tees Law’s Commercial Property team to ensure the business is now able to herald a new era and raises the bar for efficiency in freight and logistics.

The matter involved a complex and lengthy Agreement for Surrender and Lease, which included provisions for both landlord’s and tenant’s works and the subsequent determination of the annual rent, along with the usual negotiation of the lease and ancillary lease documentation, such as a Licence for Alterations. 

Throughout the transaction, it was important to ensure Ziegler’s excellent relationship with their landlord was maintained, in addition to keeping to a tight timescale and carrying out all necessary due diligence. This is an important, positive step for Ziegler’s business, and I am pleased to support and assist them on their journey.”
